Kraya is a free landlord app. Register your tenants, note each sub-meter reading at the start of the month, and it works out the electricity units, adds rent and water, and writes the reminder for you — in English or Hindi.

Payments & dues
Record part payments by UPI, cash or bank. Unpaid balances carry forward, and one screen shows who has paid, who is due and who is overdue.

No login and no cloud. Your records are saved only on your phone. Export a backup file whenever you want.

How it works
Register the tenant
Add their mobile number, rent, rate per unit and the meter reading on the day they moved in.
Enter the meter reading
At the start of each month, type the new reading. Kraya calculates units and the electricity amount.
Send the reminder
Tap WhatsApp or SMS. The bill is already written — check it and press send. Mark payments as they come in.
Free, and your data never leaves your phone
Kraya has no charges, no subscription and no sign-up. Tenants, readings and payments are stored only on the device where you use the app — nothing is sent to any server.

Is Kraya really free?
Yes. There is no charge, no subscription, no ads and no sign-up. Open the app and start using it.
Where is my tenant data stored?
Only on your own phone, inside the app's storage. Nothing is uploaded to any server, so nobody else — not even the app maker — can see your records. Use Settings → Export backup to keep a copy.
How is the electricity bill calculated for each tenant?
Enter each tenant's sub-meter reading at the start of the month. Kraya subtracts the previous reading to get units used and multiplies by your rate per unit. For example 1,367 − 1,245 = 122 units × ₹8 = ₹976.
How do I send a rent reminder on WhatsApp?
Open the tenant's bill and tap WhatsApp. The chat opens with the full bill already typed: rent, electricity units, water, previous balance and your UPI ID. You just press send. SMS works the same way.
Can I send reminders in Hindi?
Yes. Every message can be generated in English or Hindi, and you can edit it before sending.
Do I need to download it from the Play Store?
No. Kraya is a web app (PWA). Open it in Chrome and tap Install, or on iPhone use Share → Add to Home Screen. It then works like a normal app, even offline.
Can I split one water meter between tenants?
Yes. Set those tenants to 'Shared water meter'. Each month read the common meter once; Kraya multiplies units by your rate and divides it equally. Tenants with their own water meter or a fixed water charge are supported too.
Can I send the bill as an image?
Yes. Every bill can be shared as a clean picture on WhatsApp, showing rent, meter readings, water, extra charges like maintenance, the total and your personal message.
What happens to unpaid rent?
Any balance left unpaid is carried to the next month automatically and shown as the previous balance in the next reminder.
