How to calculate a tenant’s electricity bill

Each tenant’s sub-meter shows a running total of units (kWh). The bill for a month is simply the difference between two readings, multiplied by the rate you charge per unit.

Units = current reading − previous reading
Electricity amount = units × rate per unit (+ any fixed charge)

Example: the meter read 1,245 on 1 August and 1,367 on 1 September. That is 122 units. At ₹8 per unit the electricity for August is ₹976. Add rent of ₹6,500 and water of ₹200 and the tenant pays ₹7,676.

Choosing the rate per unit

Most landlords use the average rate from their own electricity board bill: divide the total amount on the main bill by the total units on it. Check what your state’s electricity rules and the rent agreement allow before fixing a rate, and tell tenants the rate in writing.

Good habits for meter readings

Read all meters on the same day each month, ideally the 1st.
Take a photo of each meter as proof.
Note the reading on the day a tenant moves in and moves out.
If the new reading is lower than the old one, the meter may have been replaced or reset — check before billing.
